CAL 1200 is a three bedroom, two bath ADU. It is the only California Modular ADU designed with an L-shaped floor plan having a gross area of 1200 sq.ft. The main entrance is through a folding glass door leading the user to a wide open space where the living area, dining area and kitchen can be seen. This space is surrounded with floor to ceiling windows, opening it up visually from the outside. The sliding doors in the living room can be opened up expanding its use to the deck. A four-seater dining table is situated behind the living area. The kitchen is L-shaped and can accommodate a full-sized refrigerator. It is designed with an island counter adding more space and thus variety of use for the kitchen. A toilet with shower sits beside the living area accessible as a powder room alternative for visitors. The wide hallway leads to the sleeping quarters on the other wing of the floor plan. The hallway fits built-in shelves as display space or storage, depending on the preference of the client. Three doors open up to the bedrooms. Each bedroom can fit a California King sized (72” x 84”) bed, built-in cabinets, side tables, and with lots of circulation space. The bedrooms are designed with lots of windows making it possible for natural lighting but still retain a certain privacy when needed. The roof is butterfly shaped which dictates the ceiling height and character of the spaces.
