CAL 400 is an ADU that has two design variants. One is the premium and the other is the standard. Both designs have an area approximately equal to 400 sq.ft.

CAL 400 Premium is an ADU that has a dimension of 40’ x 10’. This ADU design is elongated in floor plan and allows for a linear access from the main entrance on one side and to the bedroom on the other end. As with most of the California Modular ADUs, the design maximizes natural lighting with dual pane folding doors and clerestory windows in the main entrance, and an array of full glass windows in the bedroom area. The roof is shed type with its angle along the ten feet width. The interior space is composed of an L-shaped kitchen with overhead cabinets and ample space for a full-sized refrigerator, a dining space for four people, a laundry area, a toilet with shower, and the bedroom with built-in cabinets. The bedroom can fit a California King sized (72” x 84”) bed. The living area is situated at the wide porch area of the ADU.

CAL 400 Standard design has a dimension of 32’ x 12’ with a wide porch where the living area is situated. The standard design has almost the same layout of interior spaces as the premium design. It is composed of an L-shaped kitchen with overhead cabinets and ample space for a full-sized refrigerator, a dining space for four people, a laundry area, a toilet with shower, and the bedroom with built-in cabinets. The bedroom can fit a California King sized (72” x 84”) bed. The toilet can be accessed from the bedroom and from the hallway, the same with the premium design. CAL 400 Standard however allows for a more directional movement inside because of the additional two feet in width. For the exterior, the standard design has less windows relying mostly on artificial lighting.

Roof: 2" x 6" light gauge steel (LGS) truss with 1/2" OSB/plywood sheathing
