____

CAL 576 is a square plan ADU having a dimension of 24’ x 24’. There are two options for the design of this ADU – with loft or without.

CAL 576 with loft has almost the same floor plan as CAL 576 without loft. However, the additional 288 sq.ft. space makes all the difference. This design has a single pitch, split shed roof. The main access into the space is a sliding door with full glass and clerestory windows as well. Upon entering, a four-seater dining space welcomes the user instead of the living area, a difference from the without loft counterpart. The L-shaped kitchen is kept with minor changes in the appliance layout. The toilet with shower is directly adjacent to the kitchen to make way for the stairs to the loft in between the two bedrooms. Because of this variation, the utility closet was minimized but still with ample space for the washer/dryer. The bedrooms comfortably fit an Olympic Queen sized (66” x 80”) bed as well. Upon climbing up the stairs, the array of windows open up the user to exterior views. The loft is primarily designed as the living area but clients can convert the space depending on how they want to use it.

CAL 576 without loft has two bedrooms with equal area, a toilet with shower in between bedrooms, a spacious living space, an L-shaped kitchen, counter dining for four people, a utility closet for laundry and a patio area. This design has a butterfly roof complementing the square plan. Sliding doors serve as the main access to the interior with full glass and clerestory windows in the living area that allows for natural light to enliven the space. The kitchen area fits a full-sized refrigerator, overhead cabinets, lavatory and the range. The wide windows in the kitchen offer a view of the outside while using the space. The utility closet fits not only the wash/dry machines but can also serve as extra storage for cleaning materials. The bedrooms retain a certain privacy by having smaller windows compared to other California Modular ADUs. It comfortably fits an Olympic Queen sized (66” x 80”) bed.

A Sustainable,
Eco-Friendly Home

During the construction process, our prefab homes generate about 80% less waste then standard site built homes.  A controlled factory setting allows us to use construction materials in a more efficient manner.  In addition, waste and poor workmanship caused by weather is eliminated.  The National Association of Homebuilders (NAHB) states,  “There are tremendous benefits to building parts of the home in a controlled facility, materials are protected from the weather and used in a more efficient manner.”
