What areas do you service?

We are a manufacturer & supplier of modular homes in Northern California, with our design studio & showroom in Willow Glen, San Jose & our factory in Stockton, California with a particular focus on the Greater San Francisco Bay Area. From the Pacific Ocean to the state borders, we can serve you. If you are in Northern California and would like to build with modular or prefab construction, we would welcome the opportunity to build your home.

If California Modulars builds all over California, how can you serve me in my community?

We are confident that we can compete with any local retailer of modular homes in California on price, as we are focused on customer value and work hard to control our costs and keep our pricing as affordable as possible.  Our services are more thorough and customized than our other state-wide competition in California. As they say down south (where our founder is from), we “didn’t just fall off the turnip truck”. Most of the work that we do is done by virtually, so our location is not that important except when we do our initial site visit at your lot and when we install the foundation and deliver your home.

How much do your homes cost?

There are a number of factors that influence pricing:  engineering requirements, shipping distance, local contractor costs, options selection and site location.  In general, the home with nice finishes cost around $180 to $250 per sqft. You may plan on an additional $60 to $75 per sq ft onsite for excavation, foundation, driveways, decks, utility connections, crane work, etc.

Do you have more floor plans or larger homes?

Currently we offer the homes listed on our website as a quick turnaround solution to the housing crisis and client requirement. We do  build custom homes. If you are looking for multiple homes or a multi-family housing project, we can customize the homes to fit your specific circumstances and land. Contact us to discuss your specific project needs

Can we make modifications to the plans?

The overall dimensions and size of the home cannot be modified which are shown in our floor plans. There is some flexibility with the interior walls and window and door locations in the home. We will try our best to adapt our floor plans to meet your specific building lot and needs.

Following are examples of changes we can make:

  1. Make a room smaller or bigger.
  2. Add or delete closets.
  3. Change the overall look of the home by using different siding, roofing, doors styles, etc.

What about financing?

There are some financing options available depending on which type of home you will be purchasing. Send us the details of the home you are interested in and we’ll help you get financing.

Are California Modulars Homes considered manufactured homes?

NO Manufactured homes are built to a less stringent building code (HUD Code). California Modulars Homes are built to a more stringent building code. We build your home to the International Residential Code (IRC) or the International Building Code (IBC). These are the same building code as most site-built homes in the United States and are the highest standard. Because the homes are built to these building codes, appraisers and banks recognize them no differently than any standard built home. This allows you to qualify for FHA and USDA financing at low interest rates. This also ensures a higher resale value of your home.

What about inspections?

Inspections for California Modulars Homes are no different than site-built homes. All inspections are completed in our factory by certified, 3rd-party inspectors. We work directly with your local building department to simplify the inspection and permitting process.

Can you ship the home anywhere?

We focus on shipping only in the Northern California. Usually shipping is more feasible within 100 miles of our factory in Stockton, California. Keep in mind that the further you are from our factory, the more expensive it will be.

Are California Modulars Homes considered sustainable and green?

Yes. Our homes generate about 80% less waste than standard site built homes. In addition, because we focus on energy efficiency, your home will require less energy and natural resources to maintain and enjoy.

Can you build LEED certified homes?

Yes. However, there are some additional costs associated with LEED certified homes because of additional inspections, testing and planning. In general, a LEED certified homes cost about 10% more.

How much does it cost to ship?

That depends on the home. Please refer to the specific home you are interested in for shipping costs. Shipping costs are sometimes included if you get the full stop services from us. If you only buying the shell, we would include shipping costs depending on your location.

Do your homes go on standard foundation or stay on a trailer?

Our homes go on permanent foundations just like any standard home. We do not build tiny homes that stay on the trailer.

Can I pull your homes with my own vehicle?

No. These are heavy, oversize loads that go on permanent foundations. They are not designed with lightweight and streamlined features to be pulled like an RV.

Can I save money by buying just the shell?

Yes, A shell is defined as bare stud walls with no wiring, plumbing, insulation with the roof and exterior done.

Do you sell the homes as a kit?

Yes we do offer that option.

How long does it take to get my home from when I place the order?

From 1 to 4 months depending on our workload at the time you order.

Do you have model units we can come see?

Most of the time. We are usually rotating different model units at our factory in Stockton, CA. Contact us to find out if we do at the time.

How long have you been in business?

Over 15 years as a general contractor. We’ve built and remodelled over 100+ residential and commercial properties in the Bay Area, California. We’ve been building prefab modular units since 2018.

How can I get a discount or save money?

We offer discounts to investors or resellers buying multiple homes.

When do I pay for the home?

We require a $15,000 deposit to begin the design and engineering of your home. The next payment is a 25% deposit when we begin mobilization & construction of your modular ADU home in our factory. 25% after foundation inspection (only when we preform the site work). 15% after we pass your mechanical, electrical, and plumbing inspection in the factory. We require another 25% when the house is completed in our factory and we start with the installation of the foundation system at your property. The final payment is due when the home is completed and installed at your home site.

Do you set the homes on the foundation and connect all the utilities?

No. We ship the prefab modular ADU units and provide all the plans, documents and engineering needed for the onsite construction. However, setting the home and all the onsite work is done through a local contractor or dealer. California Modulars Construction is our sister concern and we route our on site build through them because of their reputation in general contracting business.  

Do you offer a warranty?

We offer a full warranty against manufacturer’s defects.

Can I become a affiliate partner ?

Quite possibly. Please send us an email explaining your location and plan for selling and we’ll talk.

How much do the homes weigh?

Between 15,000 and 40,000 LBS per module, depending on the model and options.

Do you offer off-grid options?

Yes we can offer off grid solutions depending on your location. We can pre-wire the home for future solar power, but the final installation is done onsite by our local contractor.

Absolutely. Our homes are no different then any site built home. They are built to the same california state building code and bankers and appraisers see them no differently then a standard site built home. You should check with your local planning department and HOA to verify that the size and style is accepted in your area.

Will there be any damage to the structure during transport?

Sometimes there can be small drywall cracks above windows or large doors but it is easily fixed after the home is set.

How long will my homes last?

As long as any other site-built home with proper maintenance  +-50 years.

Do the homes come 100% completed?

The homes are finished as much as possible on both the exterior and interior. However, there are structural connections that need to be made connecting the home to the foundation, and connecting the prefab units together. After the connections are made, final finishes such as drywall, trim boards, siding trim, etc. need to be completed onsite.

How long before I need to re stain or paint the exterior siding?

That depends on the exterior finish you choose. Wood last about 5 years before you have to refinish. Other materials can last up to 30 years.
