Lot size:
No min/max but must follow zoning guidelines on lot coverage, lot must have existing or proposed single-family dwelling.
Maximum ADU Floor Area:
700 sq.ft., 800 sq.ft. for ADUs that meet 11A Standards on accessibility
900 sq.ft. for ADUs on RH or R-1 lots larger than 9,999 sq.ft.

Kitchen/Bath:
Require separate bathroom and kitchen facilities (must be a stove/oven, 220 amp circuits, sink and food preserving appliance. Wet bars with countertop ovens are not acceptable.
Parking:
No additional parking required.
Setbacks:
Attached: must meet height standards for underlying zoning district.
Detached: must be 10' from rear property line, at least 6' from any other structure and meet minimum side yard setback for zoning district.
Height:
Attached: must meet height standards for underlying zoning district.
Detached: 14'
Location:
May be attached to house or detached in rear yard.
Rear Yard Coverage:
50% max.
Materials/Design:
Must be architecturally compatible with style, exterior paint and materials of single-family dwelling on same lot.
Entryways:
Garage or patio doors may not be used as main entrance, unit must be accessed by a side-hinged swinging door.
